A New Kind of Village on
Amelia Island
Sea Grove Village is a walkable, human design-led community rising on Amelia Island—an intentional “Mid-Island Village” shaped around people, not parking lots. We aspire to provide Fernandina with a central gathering point between historic downtown and the resort corridor, where daily life slows down, neighbors meet on foot, and the spaces between buildings matter as much as the buildings themselves.
The Village aims to bring back “third places” and hopefully help people enjoy life again.
Everything here begins with a simple idea: when you design for connection, a community forms long before the first foundation is poured.
Sea Grove Village carries that idea forward in every decision—from the shape of its streets to the scale of its porches to the mix of homes, shops, and public spaces that anchor the neighborhood. This is a place built for lingering, wandering, talking, gathering. A place where community truly takes root.
It all begins with an idea. Maybe you want to launch a business. Maybe you want to turn a hobby into something more. Or maybe you have a creative project to share with the world. Whatever it is, the way you tell your story online can make all the difference.
A Vision Grounded in New Urbanism
Sea Grove Village is guided by the principles of New Urbanism—the belief that walkable streets, human-scaled architecture, and mixed-use environments create healthier, happier lives.
Here, you’ll find:
Pedestrian-friendly streets designed for strolls, not shortcuts
Connected green spaces that invite daily rituals
Architecture inspired by Amelia Island’s “Old Fernandina” charm
Homes that look timeless, built with classical proportions and coastal craftsmanship
A retail district shaped around local talent and everyday use
A village green designed to bring people together
Sea Grove isn’t an imitation of other places—it’s a return to something Amelia Island has always done well: creating places that feel lived-in, loved, and local.
The Core Elements of the Village
Sea Grove Village comes to life through three interconnected pieces—the land, the residences, and the retail. Anchored in New Urbanist design, the entire community is intentionally walkable, with homes, shops, and green spaces connected by short paths and shaded streets.
-
Sea Grove sits on a 23-acre site at the entrance to Crane Island, adjacent to the Simmons Road bike path—one of the most active, scenic connectors on Amelia Island.
This location was chosen with purpose:
Midway between the island’s two existing hubs
Accessible by bike, foot, or a short drive
Close enough to downtown to feel familiar
Far enough to create a new center of gravity
The site spans both city and county jurisdictions; the development team is actively coordinating a mixed-use PUD rezoning with the goal of moving the majority of the project under city planning.
-
Sea Grove Village will include approximately 150 homes, thoughtfully distributed across multiple housing types to support a multi-generational mix of neighbors.
Homes in Sea Grove include:
Single-family homes on tree-lined streets (including eight 75-foot custom lots)
Townhomes in two to three architectural styles, from price-forward to classical
Cottages and cottage courts, inspired by the beloved Crane Island model
Duplexes and quadplexes designed to blend seamlessly into residential streets
Live/work units along the retail edges—flexible for entrepreneurs or long-term living
Hotel cottages linked to the future boutique inn
Homes will range widely in price—from roughly $300,000 to $2 million+—ensuring the village is attainable, diverse, and connected to real everyday life.
A portion of units will likely become long-term rentals, including small studios above retail, creating living opportunities for service workers, creatives, and those who want to live where they work.
-
Sea Grove’s retail plan isn’t “bring in whatever fits.” It’s a deliberate casting process focused on three pillars:
1. Food & Entertainment
A lively mix modeled after the most beloved food halls and local districts in the South:
A food hall/provisions market inspired by Plant Street Market
A butcher, bakery, wine shop, and other small-scale makers
Signature restaurants from respected local restaurateurs
A casual microbrewery or pizza concept
A farm-to-table restaurant tied to the boutique inn
This is the kind of place where you grab a coffee in the morning, a loaf of bread in the afternoon, and a glass of wine at dusk—without leaving the village.
2. Health & Wellness
Shops and services that support an active coastal lifestyle:
A full-scale outfitter store (Kiawah/Serenbe style)
Yoga and Pilates studios
Gear, apparel, and essentials for biking, paddling, and trail days
3. Home & Design
Anchored by Cabana Lane, Sea Grove’s design-forward real estate and interiors partner:
A home base for real estate, furnishings, and design services
A blend of boutique retailers—floral, furniture, small makers, curated goods
Live/work spaces to give artisans, bakers, and creatives flexible storefronts
The goal isn’t to replicate downtown or compete with the South End—it’s to fill the middle, thoughtfully.
The Heart.
At the center of Sea Grove sits its most important space: the village green.
A long, open lawn framed by porches, cafés, and walking paths.
A place built for sunrise yoga, Saturday markets, slow weekends, and casual gatherings.
A place where you don’t need a plan to feel at home.
For Sea Grove, the green is more than a park—it’s the soul of the village.
The Arch.
The architectural language honors:
Old Fernandina porches and proportions
Low-country lines with handmade character
Subtle, timeless coastal detailing
Materials that age beautifully
This is craftsmanship with a sense of place, rooted in the woodworking traditions of local boat builders and the classical foundations of Crane Island.
